Common fault

Why is there water under my refrigerator?

Short answer

The water itself tells you which of the two faults you have. Say so when you call Rancho Santa Fe Sub-Zero Appliance Repair Experts on (858) 923-5340.

Why that is usually the answer

Clear water arriving at the front of the kick plate whether or not anyone has used the dispenser usually means the supply line or a fitting on the ice maker feed has failed. Water that shows up alongside ice on the freezer floor, sometimes with a smell to it, means the defrost drain has iced or gummed shut, the tray is overflowing inside the cabinet, and the excess is running out under the door. Both repairs are small. Neither stops on its own, and in these houses the floor under the unit is the expensive part.

Where it usually turns out to be

The reason we would rather hear about this today than next week has nothing to do with the appliance. Water from a built-in does not appear at the front first. It runs back and sideways under the cabinet run, wicks into the toe kick and the subfloor, and reaches the open floor last, so by the time there is a visible puddle the cabinetry has been damp for a while. Wide plank wood, stone set in mortar and the engineered subfloors under both take that badly, and the remediation bill passes the repair bill quickly. A drain repair is a modest job. A section of floor is not.

For a house that stands empty part of the year the useful habit is knowing where the ice maker shutoff is and closing it before you leave. A slow weep at a compression fitting is nothing while somebody is home to notice it and is something else entirely over six unattended weeks. Large single story properties also run long tubing between the shutoff and the appliance, often through cabinetry and under flooring, so a leak can present a room away from where it started. If you are seeing water and cannot tell where it came in, say so on the phone and leave it alone rather than chasing it with towels.

If that matches what yours is doing, say so when you call — it decides which parts come on the van.

Questions

Answers before you call

Will you have to pull the refrigerator out of the cabinetry?

Almost never. Built-in Sub-Zero refrigeration is serviced in place: the condenser through the grille, the evaporator, fan and controls from inside and the service panel. Sliding a column out over stone or wide plank flooring, with a heavy custom overlay panel on its hinges, risks the surround, the floor and the panel. If one must come forward, you hear that first and protection goes down. Call Rancho Santa Fe Sub-Zero Appliance Repair Experts on (858) 923-5340 and ask.

The wine cabinet reads the temperature I set, but the bottles feel warm. Which one is wrong?

The panel, usually. The sensor reads where it sits, so a cabinet can hold setpoint there while the top rows run several degrees higher. We probe at bottle level in every zone: a zone still on target clears the sealed system and leaves that zone’s own evaporator, fan, damper or sensor to answer for it. On wine storage a two-degree drift is a fault. Call Rancho Santa Fe Sub-Zero Appliance Repair Experts on (858) 923-5340 and ask.
